Elements and Thermostats
We test the element and thermostat with the power safely isolated, replace the failed part, refill the tank and bring the temperature back to a legal, comfortable setting.
No hot water tonight? Plumber Teneriffe locates whatever has failed, whether a burnt-out element or a unit nearing replacement, restores your hot water, and gives a fixed quote before work begins.
If we're late, $100 comes off your bill

The full service list lives on our Teneriffe home page, and urgent jobs of every kind start at emergency plumbing.

Work through these in order before you worry, because a surprising number of cold showers end at the power box:
A tripped hot water circuit in the power box is the quickest fix there is, and finding it yourself saves a callout.
If the cold runs fine and every hot outlet is dead, the heater is the suspect, not the pipes in the wall.
Water on the floor or dripping from the bottom means shut the isolation valve on the cold inlet, then call us.
do not go looking for the fault. If you ever smell gas, leave the property and call from outside.
If none of that brings it back, ring (07) 3067 4276 and tell us what you found.

We start with the simplest repair and finish with the biggest job, because that order saves you money:
The most common failure in an electric storage tank, and either part can be swapped without replacing the unit.
Off-peak relays, timers and breakers all fail quietly, leaving a healthy heater sitting cold.
A valve stuck open dumps hot water down the drain all day, and the tank never catches up.
Thermocouples and igniters wear out, and a service gets the flame back safely.
Steel eventually rusts through. A leaking tank is the one failure on this list that ends in a new heater.

Three checks are safe for anyone, and they make the phone call twice as useful:
Never open a gas unit's panels or test anything with a flame. Gas work sits strictly on our side of the fence, under the gasfitting classes of our licence.

This suburb is mostly apartments inside converted woolstores, and that changes what a heater failure looks like:
The conversion builders of the 1990s and early 2000s, the Mactaggarts generation of 1995 and the Australian Estates store that followed in 2003, tucked tanks into ceiling voids and utility cupboards. Many have been swapped once already, and some are due again.
A tank weeping over a timber floor can drip for hours before the first stain reaches the ceiling of the unit below, so a slow leak is not a small job here.
Some older stores along Vernon Terrace run one gas system for a whole floor, so a single failure knocks out several homes together, and the body corporate joins the conversation from the first call.
Every no-hot-water job gets diagnosed before anything is pulled apart:

We test the element and thermostat with the power safely isolated, replace the failed part, refill the tank and bring the temperature back to a legal, comfortable setting.

Tempering valves, relief valves and expansion valves get checked and replaced as a set where they have aged together, so the water arrives at the temperature it is meant to.

Gas units get a full service: pilot, thermocouple, burner and flue, with testing before the gas goes back on and a run-through of the controls at the end.

When the tank itself is done, we shut the water, drain it, plan the route out of the cupboard or void, and fit a heater sized to the space and the household.
$0 call-out fees, available 24/7, and same-day where we can.

Four versions of the same phone call reach us most weeks:
Every outlet runs cold while the mains pressure holds fine, which points at the heater, its circuit or its gas supply rather than the plumbing in the walls.
Water arrives warm but never hot, which usually means one element of two has died, a thermostat is set low, or a tempering valve is passing too much cold.
A puddle near the tank grows faster than a drip should allow, which means the tank or an inlet fitting has failed and the isolation valve needs shutting now.
A single fixture runs cold while the rest behave, which is a tap or a mixer problem rather than the heater, and it usually has a quick fix.

Cold showers are the least of what a failed heater can do to a home:
In a building where the unit below is someone else's ceiling, a slow tank leak soaks timber structure long before you see it, and the repair grows with every day it waits.
Washing up, cleaning, and hot laundry all stop with the showers, and in a small apartment there is no second bathroom to fall back on.
Replacing a tank when the fault was a thermostat, or servicing a unit that should have been swapped, both cost you money that a proper test first would have saved.

For burst pipes, overflowing toilets and gas smells, the full urgent list is on our emergency plumbing page.
Urban Utilities cares for the water mains in the street, and once past that connection point, each pipe on the property side becomes the owner's task, or in a shared building, the body corporate's.
Tanks in voids taken out of the old wool halls need access planning as much as plumbing, so we check the route and the clearances at the quote visit before anything comes out.
These buildings gained bathrooms long after the wool trade ended, so heaters live in cupboards and voids fed by boxed pipework, and one failed part leaves the whole unit cold.
When the tank leaks, the warranty is spent or two parts fail in the same year, a new heater usually costs less than a third visit, and we size it to the cupboard.
Usually yes, because plant that serves an entire building falls to the body corporate, so ring your manager first, and we can quote to them and follow their access rules.
Ring (07) 3067 4276, tell us what stopped and the street you are on, and we will set a time, with the fixed quote before any work starts and card or EFTPOS on site.
